Strata Cleaning in Canberra and Queanbeyan

Strata cleaning keeps the shared parts of your building clean, safe and welcoming. Aussie Duo cleans lobbies, hallways, stairwells, lifts and bin rooms for strata buildings across Canberra and Queanbeyan. This is sometimes called body corporate cleaning. We visit weekly, fortnightly or monthly, and every building starts with a free site visit and a written task list.

Strata cleaning is part of our commercial cleaning service. We are a family-owned local business, cleaning since 2013. Our cleaners are police-checked, and we carry $20 million public liability insurance.

What a regular strata clean covers

Each visit follows the task list we agree with you. A regular clean covers:

• Lobbies and entries: floors vacuumed or mopped, glass entry doors cleaned, and cobwebs removed.
• Hallways: carpets vacuumed, hard floors mopped, and skirting and ledges dusted.
• Stairwells: steps and landings swept or vacuumed, and handrails wiped.
• Lifts: floors cleaned, walls and mirrors wiped, and the buttons and panels cleaned.
• Bin rooms: floors swept and mopped, and walls wiped where needed.
• Touch points: door handles and light switches disinfected on every visit.

Before we leave, we check the work against the task list. If anything isn't right, we re-clean it on the same day.

What isn't included

So there are no surprises, a regular strata clean does not cover:

• Car park sweeping
• Letterboxes
• Inside individual units, which owners or tenants book separately

Add-ons when the building needs more

Some jobs don't need doing every visit. You can add these when needed:

• Carpet steam cleaning for hallways and stairs. Foot traffic grinds dirt into common-area carpet, and vacuuming alone can't lift it. See how we steam clean and dry carpet.

How often should common areas be cleaned?

We clean strata buildings weekly, fortnightly or monthly. The right choice depends on how busy the building is. A block with lifts and many residents usually needs a weekly clean. A small townhouse complex may only need a fortnightly or monthly visit. At the site visit, we look at the building with you and suggest a schedule.

What strata cleaning costs

Every building is different, so we give you a fixed quote after the free site visit. The price depends on:

• the size of the common areas and the number of floors
• how many lifts, stairwells and bin rooms there are
• how often you want us to visit
• any add-ons, such as carpet steam or pressure cleaning

The minimum charge is $187 per visit, including GST ($170 + GST). The quote you approve is the price you pay.

Who looks after common property in the ACT and NSW?

Strata rules are different on each side of the border. This matters if you manage buildings in both Canberra and Queanbeyan.

In the ACT, strata is called "unit title". The owners corporation looks after the common property, and owners pay for its cleaning through their levies, according to the ACT Government's guide to owning a unit.

In NSW, the owners corporation must maintain and repair common property. NSW Fair Trading has a strata building health check to help committees review this. Our Queanbeyan cleaning page covers other NSW rules that affect local properties.

A cleaner does not replace repairs. But a clean, well-kept common area makes it easier to notice problems early.

Proof of each clean
